Whether you're a first-time buyer, or have been through the motions before, here's what to look for when it comes to buying a property.
Consider how each family member will live there. If a home doesn't quite fit your needs, is it possible to make changes or rearrange the living spaces?
Ask your agent which chattels are included in the sale, and if they are in working order.
Has the property been well maintained? If not, what's required, and what are the costs?
Check out the neighbourhood. If you're unsure, introduce yourself - "My name is ______ and I'm thinking about buying the place next door - what's the neighbourhood like?"
PROPERTY FILES & BUILDER'S REPORT
A Council Property File will contain a documented history of the home. .
A Builder's Report is like a Warrant of Fitness on a home - I recommend this to all my buyers and sellers.
If you're thinking about buying, I'm happy to have a conversation with you about current properties on the market and their possibilities.
